Every so often a listing comes along that doesn’t require much imagination, and 200 Red Sky Parkway is one of them. It’s furnished, it’s four years old, it sits on 2.19 acres in the Vineyard Reserve section of The Lodges at Eagles Nest, and it points west at the kind of long-range view people move to Avery County to find.

Asking price is $1,499,900 – about $707 a square foot, with a Zestimate sitting at $1,419,000 and HOA dues at $505 a month.

Here’s what stands out, and what I’d want answered before writing an offer.

The Quick Numbers

  • Price: $1,499,900
  • Beds/baths: 3 bedrooms, 3 baths
  • Size: 2,121 sq. ft., built 2021
  • Lot: 2.19 acres
  • HOA: $505/month
  • Sold furnished, short-term rentals permitted

Inside the House

The floor plan does more than 2,121 square feet usually does.

Vaulted ceilings, a wall of windows, a gas fireplace, and a kitchen with a center island that seats people – the standard open-concept mountain build, executed well. The primary suite is on the main level with its own view and a tiled walk-in shower with dual vanities, which matters more than it sounds like it does when you’re carrying groceries up from the garage at 4,000 feet.

The real flexibility is the main-level flex room. It’s got a queen sleeper sofa and access to a full bath, so it can be a fourth sleeping space, an office with a view, or a second living area when the upstairs crowd wants the TV. Upstairs there’s a king bedroom, a bunk room, and another full bath.

Translation: this house sleeps considerably more people than “3 bedrooms” implies. That’s a lifestyle feature if you’ve got grandkids, and a revenue feature if you don’t.

Outside: Deck, Hot Tub, Fire Pit

The west-facing deck is the argument for this house.

There’s a Bullfrog Spa hot tub, grill space, and a fire pit – the three things that reliably turn a good mountain evening into a long one. On 2.19 acres you’re not sharing any of it with a neighbor’s floodlight.

Sunsets around here are genuinely seasonal. October gives you color and clear air; January gives you the sharp, cold, unobstructed kind. Both are worth the deck.

The Eagles Nest Amenity Set

Eagles Nest isn’t a subdivision with a mailbox cluster and a clubhouse. It’s a gated mountain development with roughly a decade of build-out behind it, and the amenity list is a real part of what you’re buying at $505 a month.

ATV, hiking, and biking trails. Pickleball, tennis, and basketball. Trout water on the Elk River. A fitness center, dog park, playground, and an outdoor amphitheater that runs a Saturday concert series through the warm months. Epic Chop House sits on the back side of the mountain at around 4,500 feet, so guests and family don’t have to drive down for a good dinner.

Eagles Nest Winery is a short walk or two-minute drive from this house – and it’s outside the gates, so it’s open to the public. Afternoon tasting, fire pits, and no membership conversation required.

Location

  • Beech Mountain slopes: roughly six minutes via the community’s mid-mountain connector gate (confirm gate access applies to your guests, not just owners)
  • Downtown Banner Elk: a few minutes down the mountain
  • Boone: about 20 minutes, for App State, the hospital, and big-box shopping
  • Charlotte: roughly two hours, which is why this feeder market matters

The Rental Side

Short-term rentals are permitted here, and this property has an operating history – which is the more valuable of those two facts.

A furnished house with existing bookings and reviews skips the expensive, slow part of getting a mountain rental off the ground: furniture, linens, kitchen build-out, photography, listing setup, and a soft first season while reviews accumulate. That gap between closing and the first good month is where most new owners get surprised, and this listing largely closes it.

Two honest notes. First, the strongest weeks around here – July, leaf season, and the holidays – are exactly the weeks a family most wants the house. Decide before you offer which weeks you’ll block, and run your numbers with those weeks already gone. Second, any rental history covering late 2024 into spring 2025 reflects post-Helene travel hesitancy across the region, not this property. Read around it rather than through it.

The good news is real: summer, fall color, the holidays, and ski season are four separate demand drivers with four different guests. March through May is soft – which is also the easiest time to take a quiet week for yourself.

The Bottom Line

At $1,499,900, this one is asking a premium over the Zestimate – but a furnished, view-positioned, rental-permitted house inside a community with this amenity set isn’t priced off comparable sales alone. It’s priced off what it produces plus what you actually get to use.
