More homes sold around Banner Elk this August than a year ago, but buyers are paying less and taking their time. Avery County, which includes Banner Elk, closed 52 residential sales in August 2026, up from 41 in August 2025. The county median fell to $446,250, and inventory sits at about 7.1 months of supply, which puts the area in buyer’s market territory.

I watch these numbers every month, and August tells a clear story: the High Country is still selling, but pricing is doing the work. Below I break down what moved, why the median dropped, and what it means if you’re buying or selling a mountain home right now.

For the town of Banner Elk itself, the portals show a steadier picture:

  • Median sale price: $599,700 over the three months ending July 2026, down 5.6% year over year (Redfin)
  • Price per square foot: $333, down 1.0% (Redfin)
  • Sale-to-list ratio: 96.1% in July, down 1.6 points (Redfin)
  • Typical home value: $585,127 as of July 31, down 0.1% over the year (Zillow Home Value Index)
  • Median list price: $925,633, with 171 homes for sale and 39 new listings in July (Zillow)
  • Redfin Compete Score: 13 out of 100, “not very competitive”

Mortgage rates matter here too. Freddie Mac’s 30-year fixed average hit 7.03% on September 24, the first reading above 7% since January 2025 and up from 6.30% a year ago.

Why the median fell 21%

The drop from $565,000 to $446,250 says more about which homes closed than about what any one home is worth. With 40 to 55 sales a month, a handful of luxury closings can push the county median up or down by $100,000 or more.

The steadier read comes from longer windows. Redfin’s three-month median for Banner Elk is down 5.6%, and Zillow’s home value index is essentially flat at −0.1%. Prices are softening at the edges, not falling off a cliff.

What has changed is the pace. Redfin reports a median of 141 days on market for Banner Elk in July, up from 48 a year earlier, and homes are selling for about 4% below list on average. Zillow’s measure, which stops the clock at pending, shows about 45 days. Either way, buyers are taking longer and negotiating harder.

Inventory: a buyer’s market, but tighter than last year

At 7.1 months of supply, Avery County sits past the six-month line that usually marks a buyer’s market. It’s still tighter than August 2025 (8.3 months), because sales grew faster than listings did.

The well-priced, move-in-ready homes still go quickly. The Ridge Haven home sold at full price in 19 days. The luxury homes took longer and gave up more at the closing table.

What it means for you

If you’re selling:

  1. Price to the last 90 days, not last year. Redfin’s Banner Elk median is down 5.6% from a year ago, and buyers can see the same comps you can.
  2. Plan for a longer runway. With a median of 141 days on market in July, build time into your moving plans and budget for carrying costs.
  3. Expect to negotiate over $1 million. Recent luxury sales closed about 8% under list. Pricing closer to the likely sale number up front usually beats a string of reductions.
  4. Make the first two weeks count. Homes that show well and are priced right still sell fast, like the full-price sale in 19 days.

If you’re buying:

  1. You have leverage. With 7.1 months of supply and a Compete Score of 13, multiple offers are rare and room to negotiate is real.
  2. Look at days on market. Listings that have sat 90 days or more are often where the best terms are.
  3. Run the numbers at today’s rates. The 30-year fixed average is 7.03%, so get pre-approved and know your payment before you fall for a view.
  4. Don’t wait for a crash. Values are roughly flat year over year, and sales are up 20% so far in 2026. Demand is steady.
